Title Search
Not all Honduras land has been properly registered with the government to secure the right to ownership. It's very important that a title search be performed when considering a real estate purchase. We can perform a title search to confirm that property ownership is properly recorded with a legal document which, in Honduras, is referred to as a public document. This public document will either be an Escritura Publica or Dominio Pleno, depending on the status of the property at the time of transfer.

A lawyer draws up a Honduras Protocol to transfer ownership of the property from the Seller to the Buyer. The Seller signs the document and the funds are transferred to the Seller. The Buyer or his assignee, signs the same document agreeing to the terms of the sale and accepts title to the property in the name of the "Buyer." The Lawyer takes this document to the Public Land Title Registry for recordation of the sale and issues a new title in the name of the Buyer. This can take several weeks. The Lawyer then delivers your title to our office for pick-up by you or we can send it to you via an international courier.
Buyer's Closing Costs
You should budget for 6% to 8% of the purhcase price which should cover all additional costs, including the land transfer taxes charged by the Honduran government, plus stamps, bar and registry taxes including legal fees associated with the transfer of title. Agent commission will be 10% of sales price, usually paid by the Seller. Property taxes are extremely low.
